YOUR PERSONAL DATA

Privacy policy

Last updated: 30 October 2026

This policy explains how KVARIS COMPANY LIMITED handles personal data when you visit this property website, request information or contact our team.

It covers this website and our handling of your enquiry. External services, such as Google Maps, WhatsApp and your email provider, also process data under their own privacy policies.

1. Who is responsible and how to contact us

KVARIS COMPANY LIMITED is responsible for the personal data it processes in connection with this website and property enquiries.

To ask about your personal data or exercise your rights, use the contact details on the project website and state that your message concerns privacy. Please provide enough information to identify your enquiry, but do not send identity documents unless we explain why they are needed and how to send them securely.

Email: info@kvaris.com.

2. What personal data we handle

  • Enquiry details: your name, telephone number, email address or Facebook/Messenger profile link, preferred contact channel, country calling code and the property or layout you ask about.
  • Correspondence: messages you send us, property preferences you choose to share and arrangements for calls or viewings.
  • Your privacy choices: the enquiry-related consent you provide when submitting the form and any later requests to stop contact.
  • Technical data: hosting and content-delivery providers may process your IP address, browser information, requested pages and timestamps to deliver and protect the website.

When you submit the enquiry form, your details are sent through our server-side enquiry service and recorded in amoCRM for our team to respond. Choosing WhatsApp, Messenger, telephone or email specifies how you would like us to reply; it does not open those services or send them a message automatically. The form confirms delivery only after our enquiry service confirms the CRM record.

We do not ask for passport details, payment-card information or sensitive personal data through this form. If a later property transaction requires documents, we will explain the purpose and handling separately.

3. Why we use personal data

  • Answering your request: to provide prices, floor plans and property information, discuss your preferences and arrange a call or viewing.
  • Steps towards a purchase: to handle steps you ask us to take before entering into a contract.
  • Operating and protecting the website: to deliver pages, resolve technical problems and prevent abuse.
  • Legal obligations and claims: to keep records required by law and establish, exercise or defend legal claims.

Depending on the purpose and applicable law, we rely on your consent, steps taken at your request before a contract, legal obligations or our legitimate interests in responding to enquiries and operating a secure service. Where the EU or UK GDPR applies, these correspond to Articles 6(1)(a), 6(1)(b), 6(1)(c) and 6(1)(f), respectively. We also comply with applicable requirements of Thailand’s Personal Data Protection Act.

Providing contact details is voluntary. Without a way to contact you, we cannot reply to your enquiry. We do not make solely automated decisions that produce legal or similarly significant effects on you.

4. Who may receive your data

We do not sell your personal data. Access is limited to people who need it to handle your request and service providers supporting that work.

  • Website infrastructure providers: hosting, storage and content delivery services process technical information needed to serve this website and its images.
  • Enquiry and CRM providers: Vercel processes form submissions through a server function and sends the details directly to amoCRM, which stores the contact and property enquiry for follow-up by our team.
  • Communication providers: WhatsApp and Facebook Messenger are Meta services. Your email and telephone providers also process communications when you use their services.
  • External content providers: Google receives technical information when the embedded Google Maps map loads. An external video provider receives information when you choose to load its video.
  • Property transaction participants: a developer, seller or professional adviser may receive relevant details where needed for a step you request or another lawful basis. We explain additional handling when a transaction progresses.
  • Authorities and advisers: where required by law or necessary for legal claims.

5. International transfers

Your enquiry may be handled in Thailand. Hosting, enquiry-processing, CRM, communication and external-content providers may process data in other countries, whose privacy laws may differ from those in your country.

Where applicable law requires safeguards for an international transfer, we must use an appropriate lawful transfer mechanism. Contact us to ask where your enquiry data is processed and which safeguards apply to a particular transfer.

6. How long we keep data

We keep enquiry correspondence only for as long as needed to respond, manage ongoing discussions and complete steps you request. Relevant factors include whether your enquiry remains active, whether it leads to a transaction and any applicable record-keeping or legal limitation periods.

Transaction records are kept for the periods required by applicable law. Information needed for a legal claim may be retained until that claim and the relevant limitation period have ended. Infrastructure and communication providers apply their own retention periods to data they process independently.

Our enquiry function temporarily keeps a request identifier, a fingerprint of the submitted data, delivery status and the CRM record identifier in server memory to help prevent duplicate leads. Request identifiers and fingerprints are also included in the CRM record to help check delivery after a retry. These records are not a separate copy of your contact details.

7. Your rights

Subject to the applicable law and its exceptions, you may request access to your data, a copy, correction, deletion, restriction of processing or data portability. You may object to processing based on legitimate interests and to direct marketing.

Where processing relies on consent, you may withdraw it at any time without affecting the lawfulness of earlier processing. Use the project contact details to make a request. We may need to verify your identity in a proportionate way before disclosing or changing personal data.

We respond within the period required by applicable law; under the EU or UK GDPR this is normally one month, subject to permitted extensions. You may complain to the relevant data-protection authority, including Thailand’s Personal Data Protection Committee, an EU supervisory authority or the UK Information Commissioner’s Office, as applicable.

8. Marketing communications

The enquiry checkbox covers responding to your enquiry; it is not a subscription to unrelated offers. We seek any separate permission required by law before sending direct marketing. You can ask us to stop marketing at any time using the same contact channel. This does not prevent us from responding to a request you make.

9. Cookies, maps and external content

We use Google Tag Manager to manage optional analytics and advertising tags. The container loads only after you choose Accept in the cookie preferences banner. Depending on the tags configured in the container, Google and other providers may receive technical and usage data, such as IP address, browser information, page visits and interactions, and may store cookies or similar identifiers for analytics and advertising. See Google’s privacy policy.

You can reject optional tags without affecting your enquiry. We store your choice in this browser’s local storage. To choose again, clear this website’s browser storage and reload the page. Rejecting optional tags prevents the container loading on subsequent page loads; it does not erase information already sent or automatically remove cookies previously set by third-party tags. You can remove those through your browser settings. Provider retention depends on the tags and account settings in use; contact us for details. Providers may process this data internationally as described above.

The enquiry form uses browser memory while you interact with it; it does not save your contact details to cookies or browser local storage.

Indicative currency conversions use ExchangeRate-API (open.er-api.com). Your browser contacts this provider to retrieve THB exchange rates; it receives technical connection data, including your IP address. Only rates and their retrieval timestamp are cached in browser local storage, for up to 24 hours. This cache contains no enquiry details and is not used for tracking. Expired or unavailable rates are omitted and prices remain in THB. See the provider’s privacy policy.

If the website requires a password, the hosting provider processes the password you enter and may use an access cookie to remember successful authentication.

The interactive Google Maps embed connects to Google when the map loads, without waiting for a click on the map. Google may receive your IP address, browser information and other technical data, and may use cookies or similar technologies under its privacy policy.

Where a project video is available, an external video player loads only when you choose to load it. Images served from external domains also require your browser to connect to those providers. External links to messaging or other services are governed by the destination service’s policies. You can manage cookies through your browser settings.

10. Security

We use appropriate organisational and technical measures for the personal data we handle. No website, email or messaging service can guarantee absolute security. Please share only what is needed for your enquiry and avoid sending sensitive documents through the website form.

11. Children

This website is intended for adults interested in property. We do not knowingly solicit personal data from children. If you believe a child has provided personal data to us, please contact us so that we can address it.

12. Changes to this policy

We update this policy when our practices or legal requirements change. The date above identifies the latest revision. Where required, we provide additional notice or request consent before introducing new processing.
